Traffic congestion is no longer limited to downtown and uptown Cagayan de Oro, as the city’s midtown area—identified by city planners as one of eight urban development zones—begins to feel the strain of rising vehicle volume. While traffic remains generally manageable, motorists have recently encountered queues along Zayas–Canitoan Road, particularly near Marlags Junction. The slowdown reflects increased activity and development across the midtown barangays of Canitoan, Pagatpat, San Simon, Baikingon, and Iponan. With more residential and commercial projects underway, traffic management is emerging as a key challenge to ensure smooth mobility in the area.





The 50-hectare residential development Intalio Estates and the upcoming 22-hectare mixed-use project The Midtown by Vista Estates are currently the largest investments in the area. Both Ororama and Gaisano have also acquired properties in the vicinity for future developments.
