SMC Shipping and Lighterage Corporation, a wholly-owned subsidiary of San Miguel Corporation (SMC), is set to develop the 15.48-hectare Masterwood Industrial Warehouse Project (MIWP) in Barangay Baluarte, Tagoloan, Misamis Oriental. The planned facility will serve as a large-scale, integrated logistics and storage hub to support industrial activities in the area. The project will include five warehouses, a proposed wharf, support and utility buildings, internal road networks, and waste management systems. The total estimated investment for the project is between ₱1.8 billion and ₱2.2 billion.

The project site is the former Masterwood Enterprises Corp., located directly across from San Miguel Foods Inc. See map below.
Once all necessary permits and clearances are secured, construction is expected to begin in the fourth quarter of 2025.
