The proposed Xavier University (XU) Masterson Campus and Manresa Town project in Cagayan de Oro City will cover a total land area of 63.7 hectares, of which 26.1 hectares will be forest reserve, 1.9 hectares will be open area, 20.97 hectares will be the campus and 14.67 hectares will be for the commercial area. The campus will have 18 buildings, an amphitheater and a track oval / football field while Manresa Town will have 30 buildings composed of low-rise, mid-rise and high-rise towers. This is based on the environmental impact statement (EIS) as posted in the website of the Environmental Management Bureau (EMB).

Here’s the area allocation in the proposed development. Only 35.6 of the 63.7 hectares will be developed as the remaining area (green) will be retained as forest reserve.


The XU Masterson Campus development will have a track oval / football field, gymnasium, chapel, covered courts, museum, dormitory, faculty building, Jesuit’s residences, student center, library, admin and school buildings for Medicine, Arts, & Sciences, Social Sciences, and Design & Engineering. Meanwhile, Manresa Town will have several buildings composed of commercial buildings, condominiums, office tower, a hotel and a 2.2-hectare residential village.

Road networks for XU Masterson Campus will be around 45,802 square meters whereas 32,244 square meters for Manresa Town. The widest road has a 29-meter right-of-way. See below.

The development will have basement parking and podium parking. The total parking slots projected for Xavier University Masterson Campus is around 1,830 parking slots while for Manresa Town is around 3,960 slots. The rest will be on-street parking if not surface built-in parking spaces.


The project is still in the process of securing necessary permits. Note that these are still conceptual plans and anything can still change in the final plan.
